Peak Rate – May 15th – September 15th $675 Non-peak March 1st - May 14th $395 Winter Rate September 16th – February 28th $395 All major holidays, spring break will be charged at peak rate. April 2024 Eclipse may be charged up to three times the peak rate. Your Frio family vacation planning just got a lot easier! This beautiful hill country home 4 B/4 B home & pool is located on the Concan Country Club Golf Course! Your privacy at this home is perfect for children and adults. “RIVER TIME” is located on the fairway of Hole #1. The rock and stucco home was designed for your family and friends. The 2,000 sq ft home has an open floor plan for the living/kitchen-dining area, with 4 bedrooms/4 baths. There are 2 bedrooms/2 baths on each side of the house. Nestled in the native oak trees, “River Time” has a backyard and pool area that is over the top for your family gatherings. There is nothing better than a star filled sky here in the Texas Hill Country to complete your day. Enjoy the privacy of the golf course, but yet, have all the excitement and entertainment from the HOUSE PASTURE music venue. You are just minutes away from the crystal clear waters of the Frio River for tubing, kayaking, or just relaxing. To help keep the cost of your rental down, we do offer our guest the option to bring their own Linens and Towels. We do offer the option to rent them at an extra cost. If wanting to rent linens and towels for your stay, please allow us 4 weeks prior to arrival notice. Make note that we do have a limited supply and cannot guarantee we will have lines and towels readily available. LINENS: Bring linens and towels, pillows, blanket/bedspread are provided. TOWELS: Bath towels, washcloths, kitchen towels and pool towels. CHAIRS: Bring folding or sack chairs to take to the river. The chairs at the rental should not be removed from the property. PAPER GOODS: Paper towels, toilet paper, napkins, paper plates, plastic cups, plastic ware. SOAP: Dishwashing, laundry and hygiene products BBQ: There are BBQ cooking utensils, but remember to bring charcoal/lighter/matches. Your kitchen is complete with dinnerware, silverware, glasses, basic cookware, coffee pot, microwave, pots & pans. Very clean and spacious, beautiful area. It was great that it is separated from the neighbors by trees, so great privacy. The kitchen is well supplied with pans, however they are mostly scratched non-stick type. Quiet and comfortable, highly recommended.
River Time Reunion

This was our second year in River Time, and it's perfect for our extended family of 10. Even room left over if needed. Hard to keep the kids out of the pool, unless we were headed to the river. Great place to stay. This house is secluded, no adjacent neighbors and backs up to the golf course. An added amenity is golf ball hunting (watch out for snakes!)
Highly recommend Frio River Vacation Rentals and River Time....just don't get our weekend!

Frio River Vacation Rentals offers you a convenient method of reserving our vacation homes in the Frio Canyon area. In order to provide a personalized approach to doing business, we require our guests to make reservations by phone. This gives us the ability to better understand your needs and insure accuracy of the home selected and the dates you are reserving. A confirmation will be sent to you via email once your reservation has been made.

NOTE: If it is an all adult group (18 years +) then ALL GUESTS MUST BE 25 YEARS OR OLDER! This information is located on our “Printable Version” of the Policies & Procedures shown below - effective date 7-4-17.
The responsible party securing the reservation must be 25 years of age and will be required to stay at the home during the entire reservation period. No exceptions. Please be prepared to provide driver’s license at check in.
The responsible party is the individual making the reservation and becomes the responsible party for the reservation and also or all other guests included in the rental of the home. There will be no refund for early departures under no circumstances.
You are responsible for the number of days you reserved with no exceptions. It is your obligation to double check your reservation dates.
Check In & Check Out:
Check in time is between 4:00 - 6:00 p.m. on your scheduled arrival date. (We cannot guarantee a 4pm check in on busy days, but you will be in your house before 6pm.) Check out will be at 11:00 a.m. on your scheduled departure date.
Late arrival (after 6pm) - guests will find a packet of information of their rental home in the area designated for late arrivals at the office. A map/key to your vacation home will be included in the packet along with other materials. All guests must have their contract signed and sent back to us in order for a late arrival packet to be left.
Miscellaneous:
Linens and towels are available, while supply lasts. The additional cost is $10.00 per person (Twin $10.00 - 1 person; Full, Queen, & King sheet sets $20.00 - 2 people).
We do not provide expendables such as toilet paper, paper towels, and soaps for dishwashing, bath, clothes washing. We will be providing coffee filters and daily trash pickup at your rental property at no charge.
Most of our homes have horseshoe pits. There are a few homes with volleyball. Please bring your own horseshoes and volleyballs. We have a few here at office, but our supply is limited. If you have your own, please bring them to ensure you will have what is needed for your outdoor activities.
Firewood is not provided at the rental properties.
