April 2024 Eclipse may be charged up to three times the peak rate. “Frio Verde” is conveniently located just a short distance from the Frio River and near the activities all along River Road. This 3 bedrooms/2 baths cabin has all the amenities needed to make your stay in Concan perfect! Expand your meals and activities to the large, covered front porch or the side yard for BBQ and a game of horseshoes. You certainly have a great outdoor space around the cabin to enjoy your family time. There is privacy and seclusion at Frio Verde even though you are just a few minutes from The Club @ Concan and the House Pasture restaurant and music entertainment! But most important, the Frio River is within walking distance with private river access that is associated with the Cypress Bend homeowners' area. Make your plans to come in the summer season or a more quiet time of year… Frio Verde is a great place to make your Frio memories. PET FEES: This rental requires a pet fee of $25/day for each pet. All pets must be kept in a kennel when left behind at the property and leashed when outside. Pet fee will be collected after booking confirmation. To help keep the cost of your rental down, we do offer our guest the option to bring their own Linens and Towels. We do offer the option to rent them at an extra cost. If wanting to rent linens and towels for your stay, please allow us 3 weeks prior to arrival notice. Make note that we do have a limited supply and cannot guarantee we will have lines and towels readily available. Bedroom 1 — sleeps 2 – 1 queen Bedroom 2 — sleeps 4 – 1 queen; 1 full Bedroom 3 — sleeps 6 – 1 queen; 1 full; 2 twin WHAT TO BRING LINENS: Bring linens and pillowcase pillows, blanket/bedspread are provided. TOWELS: Bath towels, washcloths, kitchen towels and pool towels. CHAIRS: Bring folding or sack chairs to take to the river. The chairs at the rental should not be removed from the property. PAPER GOODS: Paper towels, toilet paper, napkins, paper plates, plastic cups, plastic ware. SOAP: Dishwashing, laundry and hygiene products BBQ: There are BBQ cooking utensils, but remember to bring charcoal/lighter/matches. Your kitchen is complete with dinnerware, silverware, glasses, basic cookware, coffee pot, microwave, pots & pans. We arrived around 9:00 at night, but Mike and Dwynette were very cheerful and helpful. There were lights on in Frio Verde when we arrived, and it was wonderful to open the front door and see this lovely space. It has the feel of a large cabin, but with a large-screen TV, good WiFi, well-stocked kitchen with dishwasher. Cell phone service in the area is AT&T only, but good WiFi helps and I was able to make phone calls from the cabin. In the months leading up to our trip, Sonia was very helpful--prompt and friendly about answering my many questions. We were there to see the total solar eclipse, but we also had time to walk to the Frio River, which is quite beautiful. Frio Verde is just a few minutes walk from the river.

We used the Frio Verde as our accommodations during a three (3) day dove hunt. The house met all the basic requirements, hot water, comfortable beds etc. The overall construction, condition and finish left a little to be desired.

We really enjoyed our stay at the Frio Verde! The house was super spacious and very clean. It was a very short walk to the river which was very nice and located in the middle of everything. There are neighbors but the yards are big enough to allow privacy. The ac was awesome, cooled the house perfectly in the hill country heat and we had everything we needed in the kitchen! The staff at Frio River Vacation Rentals were super sweet and very helpful. We will definitely stay with them again...I highly recommend them!!

Had a great stay at Frio Verde. Water was a little low but still clear as ever and flowing cold, just like we like it.

The accommodations were clean and nice. The modifications the owner has done recently were a nice surprise. Oh - and the Google fiber / WiFi is a game changer (we used to get very little cell phone coverage).

At first glance, property looks same as previous several years, but after using for several days, it's age starts to show. No major issues, but could really use a few updates: Door knobs don't work in master bedroom or bathroom, master bed is squeaky, master ceiling fan wobbles and makes noise, stove does not heat very well on multiple burners, and refrigerator is missing some key items like bottom shelf with drawers and very handy door rails. Otherwise, the property is very good and the AC is awesome. These inexpensive repairs would really help improve the quality of the stay.

Me and my family had a great time. The house was like 1/8 mile from a beautiful stretch of the Frio. The house itself had plenty of beds and everything was as advertised

Frio Verde did not disappoint! Beds were a little uncomfortable but manageable. Kitchen had all needed dishes to cook and clean. Outdoor patio and fire deck were utilized the entire time and was just amazing. The wildlife in area were beautiful with deer grazing and cardinals everywhere.

The cabin was a good size, quite, clean, and relaxing. The river is only a block away. The river was low but it is probably due to the drop Texas, however our boys still jumped in. There was a basketball hoop down the street and kept my 12 year old paying outside for some time. Overall a great stay!!

Frio River Vacation Rentals offers you a convenient method of reserving our vacation homes in the Frio Canyon area. In order to provide a personalized approach to doing business, we require our guests to make reservations by phone. This gives us the ability to better understand your needs and insure accuracy of the home selected and the dates you are reserving. A confirmation will be sent to you via email once your reservation has been made.

Responsible Party

NOTE: If it is an all adult group (18 years +) then ALL GUESTS MUST BE 25 YEARS OR OLDER! This information is located on our “Printable Version” of the Policies & Procedures shown below - effective date 7-4-17.

The responsible party securing the reservation must be 25 years of age and will be required to stay at the home during the entire reservation period. No exceptions. Please be prepared to provide driver’s license at check in.

The responsible party is the individual making the reservation and becomes the responsible party for the reservation and also or all other guests included in the rental of the home. There will be no refund for early departures under no circumstances.

You are responsible for the number of days you reserved with no exceptions. It is your obligation to double check your reservation dates.

Check In & Check Out:

Check in time is between 4:00 - 6:00 p.m. on your scheduled arrival date. (We cannot guarantee a 4pm check in on busy days, but you will be in your house before 6pm.) Check out will be at 11:00 a.m. on your scheduled departure date.

Late arrival (after 6pm) - guests will find a packet of information of their rental home in the area designated for late arrivals at the office. A map/key to your vacation home will be included in the packet along with other materials. All guests must have their contract signed and sent back to us in order for a late arrival packet to be left.

Miscellaneous:

Linens and towels are available, while supply lasts. The additional cost is $10.00 per person (Twin $10.00 - 1 person; Full, Queen, & King sheet sets $20.00 - 2 people).

We do not provide expendables such as toilet paper, paper towels, and soaps for dishwashing, bath, clothes washing. We will be providing coffee filters and daily trash pickup at your rental property at no charge.

Most of our homes have horseshoe pits. There are a few homes with volleyball. Please bring your own horseshoes and volleyballs. We have a few here at office, but our supply is limited. If you have your own, please bring them to ensure you will have what is needed for your outdoor activities.

Firewood is not provided at the rental properties.
