Peak Rate – May 15th – September 15th $775 Non-peak March 1st - May 14th $600 Winter Rate September 16th – February 28th $500 All major holidays, spring break and upcoming October 2023 eclipse will be charged at peak rate. EMERALD – this beautiful hill country home is in the gated community of “Heartstone”. The open floor plan has a very spacious living and dining area. The kitchen is also very roomy for all the cooks who love putting a great meal together, or a great gathering place, perfect for catching up with loved ones. Bedrooms are spacious to make your stay a memorable one. The home has a split floor plan – giving you the option to give your loved one’s privacy within the home. The large Heritage Oak trees give abundant shade in the backyard. The private fenced-in pool and volleyball will only add to your outdoor activities. Have little ones, don't worry the playscape will keep them entertained while you enjoy the shaded back yard. There is a large, covered patio just outside the kitchen & dining area…a wonderful extension for your entertainment and enjoyment. Other outdoor amenities include fire pit/seating and horseshoe pits. EMERALD includes private river access for the rental homes in that area. The Frio River is just a short distance from the property. EMERALD is a very short walk or drive down to the river, The Club at Concan and Concan Golf, the House Pasture Restaurant & Music venue, and of course GARNER STATE PARK. Fully furnished kitchen (dinnerware, silverware, glassware, cooking utensils, pots/pans, bake ware); 2 refrigerators, dishwasher, microwave, coffee maker, blender, toaster, double sink with disposal; full size clothes washer and dryer; outdoor BBQ pit; large outdoor fire pit; and large outdoor entertainment area with additional seating. Beautiful private swimming pool, outdoor yard volleyball, and horseshoe pit. Frio River Vacation Rentals has a high standard of home inventory. Electric Golf Carts are allowed. To help keep the cost of your rental down, we do offer our guest the option to bring their own Linens and Towels. We do offer the option to rent them at an extra cost. If wanting to rent linens and towels for your stay, please allow us 3 weeks prior to arrival notice. Make note that we do have a limited supply and cannot guarantee we will have lines and towels readily available. Bedroom 1 — sleeps 4 – 1 queen; 1 twin/twin hideaway Bedroom 2 — sleeps 4 – 2 queen Bedroom 3 — sleeps 8 – 2 queen bunks Bedroom 4 — sleeps 6 – 1 queen; 2 twin bunks Please review the What To Bring list on our website for items you will need to provide. LINENS: Bring linens and pillowcases for 8 Queen, 6 Twin beds. TOWELS: Bath towels, washcloths, kitchen towels and pool towels. CHAIRS: Bring folding or sack chairs to take to the river. The chairs at the rental should not be removed from the property. PAPER GOODS: Paper towels, toilet paper, napkins, paper plates, plastic cups, plastic ware. SOAPS: Hand soap, bathing soap, dish washing soap, dishwasher soap, clothes washing soap. BBQ: There are BBQ cooking utensils but remember to bring charcoal/lighter/matches. My family and I enjoyed our stay at Emerald @ Frio River Vacation Rentals. We enjoyed the peacefulness of the property and plenty of wildlife that we saw. We would definitely stay here again.

The house seemed clean upon arrival but it absolutely needed a DEEP clean. Some things were broken but it didn’t bother me much. For example, the toilet paper holder was broken and half missing and some sliding doors were not on the tracks but like I said, it didnt effect my stay. I was happy there is parking next to the river access so that you don’t have to walk from your house. There was a lack of lighting out by the pool/fire pit so the kids couldn’t stay quite as long in the pool as they would have liked. Customer service was great. Super nice house. Overall I would recommend and/or book here again.

Rules & Policies
Frio River Vacation Rentals offers you a convenient method of reserving our vacation homes in the Frio Canyon area. In order to provide a personalized approach to doing business, we require our guests to make reservations by phone. This gives us the ability to better understand your needs and insure accuracy of the home selected and the dates you are reserving. A confirmation will be sent to you via email once your reservation has been made.

NOTE: If it is an all adult group (18 years +) then ALL GUESTS MUST BE 25 YEARS OR OLDER! This information is located on our “Printable Version” of the Policies & Procedures shown below - effective date 7-4-17.
The responsible party securing the reservation must be 25 years of age and will be required to stay at the home during the entire reservation period. No exceptions. Please be prepared to provide driver’s license at check in.
The responsible party is the individual making the reservation and becomes the responsible party for the reservation and also or all other guests included in the rental of the home. There will be no refund for early departures under no circumstances.
You are responsible for the number of days you reserved with no exceptions. It is your obligation to double check your reservation dates.
Check In & Check Out:
Check in time is between 4:00 - 6:00 p.m. on your scheduled arrival date. (We cannot guarantee a 4pm check in on busy days, but you will be in your house before 6pm.) Check out will be at 11:00 a.m. on your scheduled departure date.
Late arrival (after 6pm) - guests will find a packet of information of their rental home in the area designated for late arrivals at the office. A map/key to your vacation home will be included in the packet along with other materials. All guests must have their contract signed and sent back to us in order for a late arrival packet to be left.
Miscellaneous:
Linens and towels are available, while supply lasts. The additional cost is $10.00 per person (Twin $10.00 - 1 person; Full, Queen, & King sheet sets $20.00 - 2 people).
We do not provide expendables such as toilet paper, paper towels, and soaps for dishwashing, bath, clothes washing. We will be providing coffee filters and daily trash pickup at your rental property at no charge.
Most of our homes have horseshoe pits. There are a few homes with volleyball. Please bring your own horseshoes and volleyballs. We have a few here at office, but our supply is limited. If you have your own, please bring them to ensure you will have what is needed for your outdoor activities.
Firewood is not provided at the rental properties.
