Peak Rate – May 15th – September 15th $225 (3 night Minimum) Non-peak March 1st - May 14th $175 (2 night minimum, excluding holidays & spring break) Winter Rate September 16th – February 28th $175 (2 night minimum, excluding holidays) All holidays, spring break will be charged at peak rate. If you’re looking to be close to the Frio River and enjoy some incredible wildlife, Deer Trail is the perfect spot for you and your family. From the moment you step into this charming native stone two-bedroom, two-bath home, you’ll feel the warmth of the Hill Country. The open-concept living space, with its high ceilings, offers plenty of room for 6 to 8 guests to relax and unwind. The outdoor covered carport is a peaceful spot to sit back and watch the deer that wander through the property. You’ll also love the spacious side yard, complete with everything you need for a fun barbecue and cozy fire. Plus, Deer Trail is just a few blocks from the second crossing of the beautiful Frio River—ideal for making unforgettable memories with your loved ones. To help keep the cost of your rental down, we do offer our guest the option to bring their own Linens and Towels. We do offer the option to rent them at an extra cost. If wanting to rent linens and towels for your stay, please allow us 4 weeks prior to arrival notice. Make note that we do have a limited supply and cannot guarantee we will have lines and towels readily available. Bedroom 1 — sleeps 2 – 1 queen bed Bedroom 2 — sleeps 2 – 2 Full beds 1 Futon – sleeps 1 Sofa sleeper Linens & Towels Policy To help keep rental rates affordable, linens and towels are not provided. Guests are required to bring their own or rent linens and towels for an additional fee with advance notice. If linens and towels are rented, sheet and towel sets will be placed at the end of each bed prior to arrival. Linen availability is limited and cannot be guaranteed. Please submit your request at least three weeks prior to arrival. Linen Rental Pricing King, Queen, & Full beds: $24 + tax per bed (includes two towel sets) Twin beds: $12 + tax per bed (includes one towel set) (towel set includes wash cloth, hand towel & bath towel) What to Bring. LINENS: Bring linens and towels. TOWELS: Bath towels, washcloths, kitchen towels and pool towels. CHAIRS: Bring folding or sack chairs to take to the river. The chairs at the rental should not be removed from the property. PAPER GOODS: Paper towels, toilet paper, napkins, paper plates, plastic cups, plastic ware. SOAP: Dishwashing, laundry and hygiene products BBQ: There are BBQ cooking utensils, but remember to bring charcoal/lighter/matches. Your kitchen is complete with dinnerware, silverware, glasses, basic cookware, coffee pot, microwave, pots & pans. Rules & Policies
Frio River Vacation Rentals offers you a convenient method of reserving our vacation homes in the Frio Canyon area. In order to provide a personalized approach to doing business, we require our guests to make reservations by phone. This gives us the ability to better understand your needs and insure accuracy of the home selected and the dates you are reserving. A confirmation will be sent to you via email once your reservation has been made.

NOTE: If it is an all adult group (18 years +) then ALL GUESTS MUST BE 25 YEARS OR OLDER! This information is located on our "Printable Version" of the Policies & Procedures shown below - effective date 7-4-17.
The responsible party securing the reservation must be 25 years of age and will be required to stay at the home during the entire reservation period. No exceptions. Please be prepared to provide driver's license at check in.
The responsible party is the individual making the reservation and becomes the responsible party for the reservation and also or all other guests included in the rental of the home. There will be no refund for early departures under no circumstances.
You are responsible for the number of days you reserved with no exceptions. It is your obligation to double check your reservation dates.
Check In & Check Out:
Check in time is between 4:00 - 6:00 p.m. on your scheduled arrival date. (We cannot guarantee a 4pm check in on busy days, but you will be in your house before 6pm.) Check out will be at 11:00 a.m. on your scheduled departure date.
Late arrival (after 6pm) - guests will find a packet of information of their rental home in the area designated for late arrivals at the office. A map/key to your vacation home will be included in the packet along with other materials. All guests must have their contract signed and sent back to us in order for a late arrival packet to be left.
Miscellaneous:
Linens and towels are available, while supply lasts. The additional cost is $10.00 per person (Twin $10.00 - 1 person; Full, Queen, & King sheet sets $20.00 - 2 people).
We do not provide expendables such as toilet paper, paper towels, and soaps for dishwashing, bath, clothes washing. We will be providing coffee filters and daily trash pickup at your rental property at no charge.
Most of our homes have horseshoe pits. There are a few homes with volleyball. Please bring your own horseshoes and volleyballs. We have a few here at office, but our supply is limited. If you have your own, please bring them to ensure you will have what is needed for your outdoor activities.
Firewood is not provided at the rental properties.
