      This unique Texas Hill Country, lodge-style home is perfectly nestled on an oak tree-shaded HeartStone Subdivision corner lot and designed for the comfort and entertainment needs of guests. The Double L River House is located in the “heart” of Concan and is only a short 2 ½ minute walk from the banks of the crystal clear Frio River.

Boasting a total of 7 bedrooms, the Double L has beds for 32 people, as noted on the floor plan below. The 2 Breezeway Suites with private baths & private entrances from the breezeway offer a little extra privacy. The other 3 Master Suites, each with private baths are spaced throughout the main house. The Bunk Room & Flex/Game Room are at the end of the hall with convenient access to 2 complete hall baths.  All Master Suites & the Flex/Game Room have DISH Satellite TVs.

The Grand Central Room is the indoor gathering place for cooking, eating, visiting, playing games & watching the 70” 4K TV. The multi-chef kitchen includes 2 refrigerators, 2 ranges, 2 sinks, 2 microwaves, dishwasher, disposal, coffee bar, lots of counter space, open under-counter storage & pantry storage. Antique mesquite dining tables & booths from the historic D’Hanis Buckhorn Saloon & Steakhouse provide a rustic restaurant dining atmosphere offering mealtime seating for 32 and there is plenty of room to settle in and relax on one of three leather sofas. This large open room is also an ideal place to enjoy an unobstructed view of the expansive backyard and outdoor entertainment areas.

Towering heritage Live Oak trees shade the spacious fenced back yard, which is safety-gated and showcases a PebbleSheen Keith Zars Pool with a sundeck splash area. The “Pit Master” in the family will appreciate the charcoal-grilling patio with 2 iron Bar-B-Q pits. A picnic table and wrought iron tables & chairs offer outdoor meal seating for up to 26. The bonus Party Barn/Garage is outfitted with a top-quality regulation-size Ping Pong table, cold-drink refrigerator, additional seating plus ice chest & tube storage. Guests will appreciate the sand volleyball court, tetherball and washer pitching equipment that is provided as well as a handy outdoor ½ bath. Concrete pathways and patios connect all these backyard amenities and offer flexible entertaining and lounging options. Plenty of “watching” activities are also available, including bird watching, family watching and, after everything quiets down at night, the Double L offers a prime location for late-night stargazing - the handcrafted cedar porch swing.

The Double L provides guests with free WiFi and the ability to enjoy your favorite music on the SONOS outdoor sound system by downloading the SONOS app on your phone.

HeartStone is a gated community with private Frio River access through either of 2 subdivision parks.  Family groups who need multiple homes should consider utilizing the Double L River House along with “Whiskey Rio,” another quality home managed by Frio River Vacation Rentals located just to the left of the Double L River House. “Emerald” and “Ryder’s Ridge” are FRVR homes positioned directly across the street from the Double L. “All About Texas,” “Lone Star,” “Frio Ridge Retreat,” “Rolling Rock,” “Southern Comfort” and “High Life” are also in HeartStone.

Directions

From the Houston area :  Take I-10 West towards San Antonio.  In San Antonio as you travel west on I-10 stay to the left to remain on US Hwy 90 west to Sabinal

From the Dallas-Ft Worth area : Take I-35 South to Austin

From the Austin area :  Take US 290 West to Fredericksburg.  In Fredericksburg take Hwy 16 South towards  Kerrville.  At I-10 turn right and go West on I-10 to Hwy 41.  Take Hwy 41 West to US Hwy 83.  Take US Hwy 83 South to Leakey.

From El Paso : Take I-10 E towards San Antonio.  Go past Junction and take US Hwy 83 south to Leakey

From Corpus : Take I-37 N towards San Antonio.  At San Antonio take exit 139 to merge onto I-10 WestUS 87 North/US 90 West toward El Paso.  Stay in the left lane to remain on US Hwy 90 west to Sabinal.

From San Antonio : Take Hwy 90 West to Sabinal

From Sabinal :    In Sabinal, at the light, take a right on to HWY 127. It is approximately 20 miles to Concan. You will cross over the 1st Frio River crossing at Neal’s Lodges.  On your right there will be the Concan Visitor’s Center, the Post Office, and First State Bank of Uvalde.  The next RIGHT will be County Road 348 (locals will refer to it as River Road).  You will be turning just before “Andy’s on River Road” (store and tube rentals).  Drive past Andy’s parking lot and campground (on your left).  Our office is located approximately 1,000 yards from Hwy 127.  As the road makes a sharp curve to the right, our paved parking lot will be on the left. Physical address is 289 County Road 348, Concan, TX 78838.  GPS does not work well in these hills – poor signal! If you follow GPS, the directions will take you about 2 miles passed our office.  Some times it works, and sometimes it doesn’t.  We recommend that you NOT depend on GPS.

Our office building is cedar stained and has a long, country porch – above the porch as large signs of “Frio River Vacation Rentals” & “Frio River Realty”. 

Additional directions from Leakey & Uvalde : Country Road 348 “River Road” is one large horseshoe.  The northern part of the road is between CR 350 and Hwy 127.  When coming from the south on Hwy 83 (from Uvalde), when you get to the flashing light in Concan, please take a right.  County Road 348 will be first intersection to the left and just passed “Andy’s on River Road”.

When coming from the north on Hwy 83, (Leakey area) please go passed the first County Road 348 sign and continue driving to Concan.  You will turn left onto Hwy 127, then less than ¼ mile you will turn left onto County Road 348 (the southern entrance of the road).  Our office is on the left just after the first sharp turn to the right.
