The open floor plan is spacious for large gatherings and the outdoor covered porch and outdoor kitchen areas are an extension for your enjoyment and entertaining. The perfect home for your Frio family vacation! Enjoy the amenities this home has to offer. There is an outdoor kitchen and bar area for you to enjoy and entertain your guests. There are also two outdoor TV's to enjoy while swimming and grilling. A private bedroom located off the back porch has a separate entrance, allowing privacy. The backyard will be a great place to spend time with your family and friends. Enjoy the private pool, with a slide. The little ones will not want to get out of the pool. There is something for everyone to enjoy.
To help keep the cost of your rental down, guests have the option to bring their own Linens and Towels. We do offer the option to rent them at an extra cost. If wanting to rent linens and towels for your stay, please allow us 3 weeks notice prior to arrival. Make note that we do have a limited supply and cannot guarantee we will have linens and towels readily available.

IMPORTANT NOTICE: All guests shall read and acknowledge in writing the policies and procedures listed below.
Frio River Vacation Rentals has established policies and procedures that will make your stay a memorable experience. Renters and guests shall adhere to the rules, regulations, and guidelines noted below in order to insure you and your family a safe and pleasurable experience. Frio River Vacation Rentals will adhere to a zero tolerance for those not conforming. Frio River Vacation Rentals reserves the right to deny admittance or require you to vacate the home when policies are violated.
Occupancy: All of our homes have a maximum number of occupants allowed. This will be strictly enforced and those violating this restriction will be required to vacate. “Day Guests” are limited and FRVR must be notified when day guests are coming. No tent camping allowed. There are no camper type sleepers; utility or horse trailer sleepers allowed on rental properties.
Pools: Additional signature required on the FRVR “Assumption of Risk and Waiver of All Liability”. Any type or size of portable swimming pool; slip n slide; are not allowed on any of the FRVR rental properties.
Fireworks/Pinatas/Cascarones (Confetti eggs) water balloons; silly string; sidewalk chalk; NONE allowed in or around any FRVR home or cabin – $400 clean up fee.
Firearms: No discharge of firearms of any kind are allowed including BB guns, slingshots.
ATV/Off Road Vehicles: 4 Wheelers, ATV’s, and dirt bikes of any kind are not allowed on FRVR rental properties. Electric golf carts only IF SUBDIVISION ALLOWS. NO utility or horse trailers are allowed to use utilities at rental homes.
Smoking: Smoking is not permitted inside any Frio River Vacation Rentals home. Each home has a specific place for cigarette butts.
Please use it and clean out at exit. Excess yard cleanup for butts will result in additional charges to credit card on file.
Group Activities: Our homeowners and Frio River Vacation Rentals promote family vacation stays. We expect minors to be supervised by adults, noise levels kept within reason, and no public intoxication.
Personal Conduct: Offensive language or behavior, use of illegal drugs, and underage drinking will not be tolerated.
Respect your neighbors: Please keep loud music and noise to a minimum. No outdoor speakers/amplifiers allowed. Respect your neighbor’s privacy as you would your own. If reported to us or the local law enforcement, FRVR reserves the right to review the situation, which could result in an eviction from the premises. No refund will be issued for early departure. “QUIET TIME” is from 11:00 PM to 8:00 AM in all FRVR rental properties.
Property Damages: Anyone found willfully damaging our properties will be required to vacate the Property. If necessary, local law enforcement will be notified. See exit clean up below for more details.
Pets: No pets allowed in this FRVR home. Violation of this policy will result in an automatic $100.charge to the credit card on file. The owner/owners of the pet will be asked to vacate the property with no refund. NO PETS MEANS NO PETS!!
Pet friendly home $25/per pet PER DAY; as of 3/18/18; all pets must be kept in kennel when left behind at property and leashed when outside.
Fires: No fires are allowed other than in fire pits, outdoor fireplaces, or BBQ pits. Burn bans will be enforced.
Dove Hunters: To avoid cleanup charges, please dispose of feathers and remains properly!
Respect for the River: The Frio River is our most treasured asset. Littering and glass containers are not allowed in or near the Frio River. Local law enforcement will monitor and enforce a zero tolerance policy. Up 2 U yellow mesh bags provided free of charge.
Exit Clean-up: Renters will be expected to remove all food items from the refrigerator. All dishes must be cleaned and put away. Trash must be gathered and placed in the outdoor receptacles provided. Upon inspection of the property following your stay, FRVR reserves the right to charge for any additional services required to return the property to the state it was in prior to your arrival. Excess garbage, broken fixtures or furniture, missing amenities, and damage to property resulting from gross negligence are examples of chargeable items. The additional fee will be charged to the credit card on file.
Responsible Party: The responsible party securing the reservation must be 25 years of age and will be required to stay at the home during the entire reservation period. No exceptions. Please be prepared to provide driver’s license at check in. FRVR’s intent is to provide a vacation home to family oriented groups. Each reservation request will be evaluated to meet the standards we expect. NOTE: If it is an all adult group (18 years+) then ALL GUESTS MUST BE 25 YEARS or OLDER!
Lost Items: Fees: $10/per lost key; if your home has horseshoes $30.00; if your home has volleyball $20.00 (charged to credit card on file if not returned.

“LESSEE” SHALL INCLUDE ALL PERSONS OCCUPYING PROPERTY LEASED FROM FRIO RIVER VACATION RENTALS, LLC. LESSEE AGREES TO PROTECT, INDEMNIFY, SAVE AND HOLD HARMLESS FRIO RIVER VACATION RENTALS, LLC, INCLUDING ITS OFFICERS, AGENTS, EMPLOYEES, AND PROPERTY OWNERS WHOSE HOMES ARE MANAGED BY FRIO RIVER VACATION RENTALS, LLC, FROM AND AGAINST ALL LOSSES, COSTS, AND EXPENSES, AND FROM AND AGAINST ALL CLAIMS, DEMANDS, SUITS, AND ACTIONS FOR DAMAGES OR FROM LIABILITY OF WHATEVER NATURE FOR ANY AND ALL DAMAGES TO PROPERTY OR TO INJURY (INCLUDING DEATH) TO ANY PERSON OR PERSONS ARISING FROM A VISIT TO PROPERTY OWNED OR MANAGED BY FRIO RIVER VACATION RENTALS, LLC.

The responsible party securing the reservation must be 25 years of age and will be required to stay at the home during the entire reservation period. No exceptions. Please be prepared to provide driver’s license at check in.
The responsible party is the individual making the reservation and becomes the responsible party for the reservation and also for all other guests included in the rental of the home. There will be no refund for early departures under no circumstances.
You are responsible for the number of days you reserved with no exceptions. It is your obligation to double check your reservation dates.
Check In & Check Out:
Check in will be at 4:00 – 6:00 p.m. on your scheduled arrival date.
Check out will be at 11:00 a.m. on your scheduled departure date.
Late arrival (after 6:pm) – guests will find a packet of information of their rental home in the area designated for late arrivals at the office. A map/key to your vacation home will be included in the packet along with other materials.
Miscellaneous:
Linens and towels are available for an additional cost is $10.00 per person while supplies last (Twin $10.00 – 1 person; Full, Queen, & King sheet sets $20.00 – 2 people).
We do not provide consumables such as toilet paper, paper towels, and soaps for dishwashing, bath, clothes washing.
We will be providing coffee filters and daily trash pickup at your rental property at no charge.
Most of our homes have horseshoe pits. There are a few homes with volleyball.
Please bring your own horseshoes and volleyballs. We have a few here at office, but our supply is limited. If you have your own, please bring them to ensure you will have what is needed for your outdoor activities.
Firewood is not provided at the rental properties.

Assumption of Risk and Waiver of All Liability 2.16.16
All renters, visitors, and guests of FRIO RIVER VACATION RENTALS, LLC rental properties with a pool will assume all risk associated with the swimming pools located on these properties. Renters, visitors, and guests will also waiver all liability from Frio River Vacation Rentals associated with any accident or action that may occur in the swimming pool located on the noted properties above. You will be expected to provide supervision to all children at all times during your stay and abide by all warning signage or notices on the property. The gate to the pool will be kept closed at all times. THIS IS A NO DIVING POOL! Anyone found diving in the pool or jumping from the fences, balconies, or other structures will be asked to vacate the premises immediately.
All toys, balls, and foreign objects should be removed each day from the pool to eliminate possible blockage of skimmer. Damage to the pool, due to your negligence, will be the renter’s responsibility.
Our concern is the safety of our renters and guests during your stay with Frio River Vacation Rentals.
POOL RULES
1. Use pool at your own risk. We are not responsible for accidents or injuries.
2. No ROCKS IN POOL!!
3. No glass containers or food is allowed in the pool.
4. No animals are allowed in the pool.
5. No running, pushing, or other dangerous horseplay is allowed.
6. No diving in the pool
7. Pools that have a slide have a maximum weight limit compacity of 250 lbs.
8. Management reserves the right to deny use of the pool to anyone at any time.
